Meeting of the AHA - June 19, 2013

Call to Order
The meeting was called to order at 7:00 P.M. by Daniel Brosnan, in the John F. Cusack Board Room, located at 4 Winslow Street, Arlington, MA.

Present: Richard Murray, Nicholas Mitropoulos, Daniel Brosnan, Gaar Talanian and Bridgett James

Notice of this meeting was delivered electronically on October 23, 2013, and posted by the Arlington Town Clerk in accordance with the provisions of the Open Meeting Law.

Project Updates
Mr. Griffin said that the website has been updated with twitter, constant contact and ReThink. The Summer newsletter has been updated. Mr. Griffin twitted the project on the siding down the Manor. We are doing National Night Out which is on August 6, 2013.

We are halfway through the siding project. The first ten building have the plants and bushes installed.

The sidewalks at Menotomy Manor have been completed for $25,000.00.

John Grady from DHCD is working on Bid Docs for $75,000.00 for more sidewalks.

We have put out a letter for the High Leverage Asset Preservation Program. Drake Village was the only building eligible. We put in an application. There are 72 units in the cottages. We will make the first floor of all cottages to be handicapped. All bathrooms will be removed in all units and we will have showers put in.

Appointments

Local Tenants Organizations
Betsy Roulin, President of the Tenant Organization, is pleased that they have a person to tune all the pianos in all the buildings. She called the Perkins School and he charges $100.00 per piano.

Drake Village is having a celebration for two people that are receiving their citizenship on July 11, 2013 plus this is their Fourth of July party. Everyone is invited.

Carol from Minuteman is leaving after thirteen years of service.

Graciela said that the tenants are happy with the President and the activities. She praised Betsy. She thanked the Board for the English Second Language for the donation. She also praised Mr. Mitropoulos. She also requested that English Second Language be at all buildings. Classes will begin in September.

Bid Approval Hauser Parking Lot Paving

Mr. Griffin explained the bidding for the parking lot.

VOTED
Upon a motion made by Mr. Mitropoulos and seconded by Mr. Murray it was unanimously voted in favor to accept the Low Bid for the Hauser Parking Lot Paving and award it to Family Paving & Seal Coating, Inc.

Letter of Support for HLAPP Application

VOTED
Upon a motion made by Mr. Murray and seconded by Mr. Mitropoulos it was unanimously voted in favor to support the AHA’s participation in applying for the High Leverage Asset Preservation Program for the Drake Village Property.

Maintenance Agreement with Winchester Housing Authority

Mr. Griffin said that there is a letter from Jack Hurd, Executive Director of the Winchester Housing Authority. They have one maintenance man that does night calls. He is on vacation for the next two week. The Board at the Winchester Housing Authority wants a formal agreement. If we should use some of our men we will bill the Housing Authority for our maintenance men’s time.

Mr. Mirtopoulos asked if our service will go down if we send some of our men over there.

Mr. Griffin said no.

Mr. Brosnan wanted to know if the maintenance men would complain if they had to go the Winchester Housing Authority.

Mr. Murray said that we could be a model for other housing authorities.

Mr. Greco agreed.

Upon a motion made by Mr. Mitropoulos and seconded by Mr. Talanian it was unanimously voted to pursue in engaging in the contract with the Winchester Housing Authority.

Minutes May 15, 2013 Annual Meeting

Executive Session

Mr. Griffin said that there is a prehearing on July 30, 2013 in Boston, a mediation meeting on August 7, 2013 at the Arlington Housing Authority and a full hearing on August 14, 2013 in Boston. Old Business

Mr. Griffin spoke about the non-profit.

Upon a motion made by Mr. Mitropoulos and seconded by Mr. Murray it was unanimously voted to adjourn the meeting at 8:40.
