Meeting of the AHA - September 15, 2010

Call to Order
The meeting was called to order at 7:10 P.M. by Brian Greeley, in the John F. Cusack Board Room, located at 4 Winslow Street, Arlington, MA.

Roll Call
Present: Brian R. Greeley, Brian Connor, Teresa Walsh and Richard Murray
Also Present: John J. Griffin, Executive Director, John L. Greco, Attorney
Absent: Nicholas Mitropoulos

Project Updates

Appointments

Local Tenants Organizations
Bill Fish wanted to thank Mr. Griffin for cutting down the trees. The tenants appreciate it.
Mr. Griffin said in the lobby at Drake we have a monitor that lets the tenants know what is going on. The Board Members pictures are up on the screen.

General Public
Graciella said that one tenant is pleased with the monitor.
Mr. Connor said that the Executive Director and staff should be put there.

Executive Director Pay Review
Mr. Greeley would like to table this. He has a pay study he wants to present to the Board.

Smoking Policy
Mr. Greeley would like this to take effect in 2011. He thinks this is a novel approach. This has to be approved by DHCD. He said that the Cottages, Cusack Terrace and Chestnut Manor can be changed to non smoking buildings.
Mr. Greeley would like to add no smoking in the new leases. When the tenant signs up they may have to wait longer for a non smoking apartment.
Mr. Griffin said that the AHA will take a survey on smoking and non smoking.
Mr. Greeley wants permission for Mr. Greco to seek out guidelines from DHCD.
Mr. Connor said what if we reward people to not smoke.
Mr. Greco said we should do an allocation plan for smokers. Can we charge a security deposit for smokers?
Mr. Griffin said that Christine Connolly received a grant. Some money is for non smoking. She wants to help us write the smoking policies.

August Minutes
Upon a motion made by Mr. Connor and seconded by Mr. Murray it was unanimously voted in favor to table the August Minutes.

VOTED Mr. Griffin said the State has revised the income limits for admission to state-aided public housing and participation in the AHVP effective August 9, 2010.
The new household income guidelines are as follows: 1 Person $45,100.
2 Person $51,550.
3 Person $58,000.
4 Person $64,400.
5 Person $69,600.
6 Person $74,750.
7 Person $79,900.
8 Person $85,050.

Upon on a motion made by Mr. Murray and seconded by Mr. Connor it was unanimously voted in favor to approve the revised income limits for admissions to state-aided public housing and participation in the AHVP.

Upon a motion made by Mr. Murray and seconded by Mr. Connor it was unanimously voted to adjourn the meeting.
