Call to Order
The meeting was called to order at 7:15 P.M. by Brian Connor, in the John F. Cusack Board Room, located at 4 Winslow Street, Arlington, MA.

Project Updates
Menotomy Manor is going well. The steel had to go back. Contractor is doing the punch list. There are still issues about the water leaking under the tub tiles. We are going to buy shower curtains for the back wall. They didn't caulk under the tub.

Change Order #15 CTA Menotomy Manor – Mastic Removal $6,673.

Upon a motion by Mr. Greeley and seconded by Mr. Mitropoulos it was unanimously voted in favor to accept Change Order #15 for CTA Menotomy Manor – Mastic Removal.

Menotomy Manor 200-2 Roof Project DHCD FISH #010039 Award contract to lowest Bidder WPI Construction of Webster, MA in the amount of $74,700.

Upon a motion by Mr. Greeley and seconded by Mr. Murray it was unanimously voted in favor to accept the Menotomy Manor 200-2 Roof Project awarded to WPI Construction.

Minutes March 2009
Upon a motion by Mr. Murray and seconded by Ms. Walsh it was unanimously voted in favor to accept the March Minutes.

Chestnut 689-2
This project is moving forward. The construction cost is $1.8 million. The plan is to take building out to bid and have a 2nd floor and have the 3 bedroom units as alternates. If the bids come in with not enough money the 3 bedroom units will not be completed.

Mr. Greeley moves to table this.

Mr. Connor would like the architect to do the design in color. He also would like the architect to come to a separate meeting.

New Business
Mr. Greeley was wondering about Keyspan money that was in the March minutes.

Mr. Griffin said there are 2 proposals with National Grid for Chestnut Manor and Drake. There is not cost to the AHA as long as we sign a 10 year contract. There is a G52 and a G53 rate. Mr. Griffin attended a meeting with Debra Hall, DHCD trying to find out what the rates are.

Mr. Greeley wanted to know if there was any change in the energy audit with DHCD>

Mr. Griffin said they are waiting for the stimulus money. Only federal housing authorities received the money. DHCD is waiting for some energy money.

Mr. Greeley talked to Nicole at the Advocate to write a column about the housing authority. Mr. Greeley is willing to do it.

Mr. Greeley wanted to know if the cameras have been put in at Menotomy Manor.

Mr. Greeley said Arlington Catholic wants Mr. Greeley and Mr. Mitropoulos to meet with them to try to do some kind of program.

Ms. Walsh said that we should reach out to Arlington High School as well as Arlington Catholic.

Mr. Connor said there was a meeting about the contract of the Executive Director.

The next meeting will be May 20. 2009 and held at Winslow Towers at 7PM.
