Meeting of the AHA - May 21, 2008

Call to Order
The meeting was called to order at 7:15 P.M. by Brian J. Connor, Chestnut Manor, located at 54 Medford Street, Arlington, MA.

Also Present: John J. Griffin, Executive Director and John L. Greco, Attorney

Notice to Town Clerk
Notice of this meeting was delivered electronically on March 7, 2008, and posted by the Arlington Town Clerk in accordance with the provisions of the Open Meeting Law.

Mr. Connor said that the tenants presented a plaque to Rollie Demers and Nemesio Braz for the work that they did on the construction of Chestnut Manor Community Room.

Appointments

Local Tenants Organizations
Mike Leavitt of Drake Village said that he would like parking lines put in and repainted. Mr. Griffin said that he talked to Bob Cronin and they will put it in the Budget for 2009 to paint the lines.

Peter Zerlog said that the elections at Winslow Towers will be on June 17, 2008.

Jim Alosso from Chestnut Manor wanted to thank the AHA for the exit sign. Mr. Connor said this is being taken care of.

Project Updates
A. Menotomy Manor Phase 2
The first group of 40 are being moved this week. They were delayed due to the contractor. The AHA did a walk thru and found problems with the flooring and there were 2 apartments that had plumbing problems. The Contractor is addressing these issues along with DHCD.

B. Drake Elevators Second Elevator to Begin

C. Emergency Generators – Change Order 1

D. Cusack Elevators Amend Special Permit

They are adding a second elevator. They need a special permit. The architect will get if on June 2nd. The Town of Arlington wants the AHA to sign off on the demolition permit.

E. Chestnut Manor 689 Ammondson Architects
All the elevator doors will be replaced and then they will put the new elevator in.

Leon Vasershteyn – 2008 Mass. NAHRO Past President Scholarship Recipient $2500.

The Board acknowledged Leon for being the recipient of the 2008 Mass. NAHRO Scholarship.

Myrna Saltman Minuteman Senior Services Drake Village

Myrna Saltman has been at Drake for a year. She is the resident services coordinator. They have an exercise class that is free to the tenants. They have suppers on Tuesday and Saturday evenings. They do theatre trips for the tenants. They also have doctors come in and talk to the tenants about various things. They have had speakers from Nami. They help people with their taxes. She said that she is also there if the tenants want to come in and just talk to her.

Mr. Greeley would like to have Minuteman Senior Services at all the buildings.

Mr. Connor wanted to know if we can expand the grant to get the Minuteman Services.

Approve #1 ranked architect for Chestnut 689. Ammondson Architects

The Board set up a screening for 4 architects. The local screening ranked #1 was Ammondson Architects. The #1 Architect will be presented to the Board.

Change Order #1 for Emergency Generators vote needed

Upon a motion by Mr. Greeley and seconded by Mr. Murray it was unanimously voted in favor to approve Change Order #1 for the Emergency Generators.

Kitchen & Bath Amendment #2 vote needed

Upon a motion by Mr. Murray and seconded by Mr. Greeley it was unanimously voted in favor to approve Amendment #2 for the Kitchen & Bath Work Plan 1010 project.

Just-A-Start

Youth Build
This is a program for people that are 17 to 24 and they take this person and they interview them and then they work one week in construction and the next week that go to school. This program gets about 200 applicants and takes 30. Bill Timmons is sending Mr. Griffin brochures on this program.

Biomedical Program
This program takes high school students and trains them to work in the biomedical Field.

Harvard Mediation Program
They train mediators fro the district court and train them for the tenant mediation. These services are free to the AHA. These students attend Harvard Law School.

Unfinished Business
Mr. Greeley talked about the program that was run at the Thompson school last summer. He has reached out to Arlington High School and Arlington Catholic.

New Business
Mr. Murray suggested that if an employee comes thru there should be a letter put in their personnel file.

Mr. Greeley met with Dave Levy from the Arlington Housing Corporation. He would like the two to come together. We should not be competing with them.
